The signs, and what they mean

  1. Cracks along seams or corners. Usually normal settling. Fixable, routine — see fixing drywall cracks.
  2. Brown or yellow stains. Past water. If the board is solid and dry, cosmetic. If soft or damp, it comes out — see water damage repair.
  3. Nail pops. Small bumps in a regular pattern. Fasteners working loose — common in newer homes. Quick fix.
  4. Soft or spongy spots. Moisture got in. Needs opening up and checking, not just patching.
  5. Bubbling paint or texture. Moisture pushing from behind. Find the water first.
  6. Sagging ceiling sections. Replacement, not repair. Do not wait on these.
  7. Visible seams under paint. Bad original finishing. Skim and refinish fixes it.
  8. Holes and dents. Life. Patched and textured to match — gone in two visits.
  9. Musty smell near a wall. Possible mold behind the board. Open it up and look before it spreads.
  10. Texture peeling off. Bond failure, often moisture-related. Refinish after the cause is fixed.

Questions homeowners ask us

How do I know if drywall damage is serious?

Soft, damp, sagging, or smelly means serious — moisture is involved. Cracks, pops, holes, and stains on dry solid board are routine repairs.

Can I ignore a small water stain?

Only after verifying the board is dry and solid. A stain from a fixed old leak is cosmetic; an active slow leak is not. We check with a moisture meter.

What does a musty smell in the wall mean?

Possibly mold behind the board. It is worth opening up and looking — mold does not improve with time.
